About
Annie's River Cottage is located in Center Point, Texas on a bluff overlooking the Guadalupe River. Nestled on eight secluded acres of beautiful hill country land, guests have access to 600 feet of the river right outside the back door. A Texas Ranger originally built the Cottage in 1890 for his family. The present owner bought the house from the Ranger's last surviving daughter, Annie, who lived in the house for 99 years!
Annie's River Cottage has one private bedroom with a king-size bed and private bath and an open room with two twin beds and a second bath. The lovely sun room has two sets of French doors, which provide guests with beautiful views of the river from the inside, or allow them to enjoy the views from the large outdoor rock deck. The owner has furnished the Cottage with period pieces distinct to the hill county.
Although the Cottage retains the flavor of 1900s hill country living with features such as a claw foot tub and a wraparound front porch, it has many modern features such as an upgraded kitchen and refurbished bathrooms. This is the perfect Cottage for a weekend retreat from life in the busy city.

You would never know this little gem is back there! We had a delightful stay and look forward to coming back again one day. Annie's cottage is quaint, very clean, and you feel like you have stepped back in time with modern conveniences.

I LOVED Annie's Farmhouse! Very quiet and peaceful and we were surrounded by LOTS of deer! Loved watching them from the front porch. The house was very clean and so cute! Would definitely stay again!

We loved your home and the location was excellent. Transported me back to a country home setting . I was already imagining all the things I would do with such an amazing home. Kids enjoyed spending time at the river , and enjoyed such beautiful views.
The only thing bad thing we experience was a rat or mice problem . We noticed poop in pots , and poop in the kitchen counter . We had to clean pots and counters because of poop or rat or mouse in counters. I also brought a banana bread they dug a home and ate it , some granola bars were also biten through the bags. It also crawled in my hot/cold bags looking for food. This was the worst experience I’ve had.
I highly recommend cleaning, exterminator to catch whatever it is rat or mice . Also I would cover up all the possible holes they may possible come inside the home . Better maintenance required (property manager better get moving ) on vermin problem. Very sad to see such a beautiful cottage be overrun by rats or mice

Was in town for a race in Comfort and decided to stay on the river. This place was perfectly restored and delivered on all fronts. Will be going back again for sure. No TVs and plenty of deer to watch made for a great trip. The WiFi worked great to stay in touch for work. Pray for rain on the Hill Country, we will be back again!

Great place to unplug and relax. Cozy and comfortable. The twin beds were a tad firm for our old bodies, but the king bed was amazing. I would like to enjoy the river in the summer months!!

This was EXACTLY what me and my family were looking for to getaway for a nice Christmas escape for a few days. We brought a little tree and put it up, baked Christmas cookies, played board games, and "unplugged" for a few days and it was perfect! There is wi-fi available if you want/need to stay connected, and a small TV you can plug in and use your streaming options, but we left it unplugged the entire time. The property was amazing, and exactly as described. We sat on the front porch rocking chairs each morning and early evening and counted upwards of 40 deer coming to the 2 feeders about 50 yards away from the front porch. We took walks all around the property, including down by the river. We also took a day trip to Fredericksburg the day after Christmas. It's about a 30 minute drive. The beds were comfy, the kitchen stocked with everything we needed, and plenty of seating and space for the 3 of us. PERFECT!!
